Codina Partners to revitalize the Westland Mall in Hialeah into a mixed-use lifestyle center, featuring 815 apartments, commercial space, and a 1.5-acre public plaza

Codina Partners is set to transform the Westland Mall in Hialeah, beginning with the redevelopment of the former Sears building at 1625 West 49th Street. The City Council recently gave unanimous approval for the project, which involves converting the long-vacant 153,596-square-foot building into a vibrant mixed-use lifestyle center. The project, led by Armando Codina of Codina Partners and supported by Dallas-based Centennial Real Estate and major tenants like Macy's and JCPenney, will feature 815 apartments, 32,624 square feet of commercial space, and extensive parking facilities.

The redevelopment plans include constructing two eight-story residential buildings, a six-story mixed-use building, two eight-story parking garages, a two-story amenity center, and a three-story building with 15 townhouses.

A key highlight of Codina's vision is the 1.5-acre public plaza designed to host community events and mirror the public spaces found in Downtown Doral. Codina anticipates this plaza will draw more visitors and increase shopper traffic to the mall, with additional plans to attract high-quality restaurants to cater to the local community.

Steven Levin, CEO of Centennial Real Estate, emphasized that the new apartments would make the mall a daily destination, increasing foot traffic and improving tenant quality. The project is expected to start in 2025, transforming the traditional mall into a modern lifestyle center with dining, entertainment, and enhanced services. Codina Partners acquired the property through its affiliate CCK Westland LLC for $16.5 million in 2023.
