Four new concepts for Mall at Wellington Green transformation

A study by the Treasure Coast Regional Planning Council and village staff proposed four concepts for the redevelopment of a 97-acre site into a walkable district. The site would have residences, shops, restaurants, and a light-rail station connecting Wellington to West Palm Beach.


New concepts for the Mall at Wellington Green. The walkable district would have residences, shops, restaurants, and light-rail to West Palm.

The redevelopment of Mall at Wellington Green would require coordinated planning and face challenges such as fragmented ownership, an outdated layout, and high traffic. The benefits include up to 1,500 more residences, 3,000 full-time jobs, and between $6.1 million and $8.3 million in property taxes.

Concept A proposes a central lawn with buildings mixing retail, restaurants, and residences. It includes a light-rail stop, amphitheater, sports complex, and a connection to Lake Lisbet. It will take three phases, with a total of 1,000 residences.

Concept B centers around a roundabout with green spaces and an amphitheater. The north area includes retail, restaurants, and residences. It proposes a light-rail loop, indoor sports complex, and office buildings, with 1,100 townhomes and apartments.

Concept C retains some existing mall buildings and is organized around a “green necklace” connecting residential and town center areas. It proposes a light-rail stop, mixed-use, and multifamily buildings. It aims to create over 1,500 apartments and townhomes.

Concept D features a wide boulevard with linear parks, a mixed-use town center, a light-rail station, and a 100,000-square-foot sports complex. It proposes light-industrial spaces, an office area, and 6 acres of dedicated civic open space. It aims to add over 1,500 housing units.
