Gardens Vista, a new four-story 221-apartment complex, is planned for Palm Beach Gardens, with 10% allocated to workforce housing

In Palm Beach Gardens, plans for a new four-story apartment complex, Gardens Vista, are progressing despite traffic concerns. Set to be located at the southeast corner of Central Boulevard and Victoria Falls Boulevard, the complex will include 221 apartments on a 16-acre section of the larger 50-acre Cimarron Cove plot.

With the main entrance on Central Boulevard, the development will feature a parking garage with 334 spaces and electric vehicle charging stations, expected to increase local traffic by over 1,000 daily trips.


The planning board has endorsed the project, noting that current zoning could have allowed for even more apartments. To mitigate traffic, the developers propose a roundabout at Elm Avenue and a new driveway on Victoria Falls Boulevard.



Despite some local opposition branding the project a "monstrosity" due to its size and potential traffic impact, the board members believe the roundabout will help manage traffic flow.


The development, spearheaded by Eduardo de Guardiola of Vista Residential Partners, who acquired the land for $15 million in May 2022, will offer a mix of one to three-bedroom units, with 10% designated as affordable workforce housing.


Amenities will include pickleball courts, a swimming pool, walking trails, a dog park, and a clubhouse with a gym and golf simulator. The site will also be enhanced with new greenery, including oak trees and sabal palms. The Palm Beach Gardens City Council is expected to make a final decision on the project in February.
