Sundy Village announce initial tenants, expecting Summer 2024 completion

The Sundy Village development, situated at the threshold of downtown Delray Beach on Atlantic Avenue, is beginning to take shape with the announcement of its inaugural tenants. Orchestrated by Pebb Capital of Boca Raton, the mixed-use complex aims to serve as a hub for both retail and office space.

Among the initial lessees are Barcelona Wine Bar, a culinary establishment with outposts in 11 states, and an as-yet-unnamed venture by the Schulson Collective. Barcelona Wine Bar will feature a wine list with 400 choices, as well as a tapas menu inspired by Mediterranean, Spanish, and South American cuisines. It will be located on the Swinton Avenue section of the under-construction complex.


Schulson Collective, known for its diverse culinary portfolio in the Northeast, will also join the development. The Schulson restaurant will be situated on the Atlantic Avenue side of the complex. Further leasing negotiations are underway with other food establishments, including a pizza place with a strong reputation.

The multi-story Sundy Village project offers a blend of modern offices and retail space. It will stand at the junction of Atlantic and Swinton avenues and extend to the site's western boundary along Southwest First Avenue. Additional office buildings are planned for this area.


Vertical Bridge, the largest privately-owned communications infrastructure firm in the U.S., will occupy 38,474 square feet for its new headquarters, relocating from its current Boca Raton office. Todd Rosenberg, founder and managing principal of Pebb Capital, highlighted that the company will bring a substantial workforce to Delray Beach, a city not traditionally a target for corporate relocations.


Pebb Capital itself will also shift its headquarters to Sundy Village, with plans to construct a standalone 6,000-square-foot office building on Southwest First Avenue. With these agreements in place, approximately two-thirds of the development's 200,000 square feet of office and retail space is now leased.

The development aims to be a unique blend of contemporary and historical elements, including several notable properties such as the Sundy House, former residence of Delray Beach’s inaugural mayor, John Sundy. Additional historic properties like The Rectory and the Cathcart House will also be part of the complex, offering space for restaurants and bars.

Pebb Capital secured the 7-acre site for $40 million in October 2019. Construction commenced in February, with project completion anticipated by summer 2024.
