The Four Seasons Hotels and Resorts is opening a new hotel and residential complex in Jacksonville

Four Seasons is bringing one of the most significant luxury developments in Jacksonville’s history to the riverfront, with its Hotel and Residences now rising at 1406 East Bay Street as part of the city’s long-awaited Shipyards transformation.

Set for completion in 2027, the 10-story project combines a 170-room hotel with just 26 ultra-luxury private residences, marking a major step forward for Jacksonville’s emergence as a high-end hospitality and residential destination. Backed by record-setting construction financing and led by Iguana Investments and Shanna Khan, the development is designed by ODA Architecture in collaboration with HKS and EDSA.

Positioned directly along the St. Johns River and adjacent to the city’s growing sports and entertainment district, the project introduces a full-service marina with 78 slips, multiple dining concepts including a rooftop restaurant, and an expansive wellness offering anchored by an 11,000-square-foot spa.



Inside, the residential component is intentionally limited and highly scaled, with two- to five-bedroom homes ranging from roughly 1,900 to nearly 8,000 square feet, each designed with floor-to-ceiling glass, large terraces, and hotel-level service integrated into everyday living.

The Jacksonville Shipyards development extends beyond the hotel and residences, encompassing a six-story office building, a revamped marina, parks, and a medical component in its second phase. Khan's vision for the project centers on boosting employment, tourism, residential living, and local business growth, with the Four Seasons establishment playing a pivotal role in downtown Jacksonville's future.
