Well Bay Harbor Islands, an 8-story mixed-use development breaks ground, expecting 2025 completion

Construction has begun for the multifaceted development in Bay Harbor Islands, led by Terra. Known as Well Bay Harbor Islands, the project will rise on a 1.83-acre property situated at 1100 Kane Concourse. The eight-story structure will host a variety of spaces: 54 luxury condominiums, 94,000 square feet dedicated to office space, a Well-operated fitness center, and a restaurant spanning 4,000 square feet.

David Martin, the CEO of Terra, emphasized that the development aims to address the increasing need for luxury residential and specialized commercial spaces in South Florida. The project is also designed to rejuvenate the Kane Concourse, a key artery in Bay Harbor Islands.

For prospective condo owners, units will range from 924 to 3,291 square feet, with pricing between $1.2 million and $5 million. According to the developer, 50% of the condos are already pre-sold. Unique features in the units include aromatherapy diffusers in bedrooms and specialized amenities like a therapeutic soaking tub and a red light therapy panel located in the primary closet.

The project is slated to offer an array of amenities covering more than 22,000 square feet. These will encompass a fully-equipped fitness center with innovative features such as a halotherapy steam room and an energy cold dip. Additional amenities include rooms designated for massages and facials, as well as an infrared and sound dome. A rooftop pool deck, private boardroom, lounge, summer kitchen, and reading room will also be available to residents.

Those leasing the office space will not be left out of the wellness focus; they will have access to the fitness amenities and an exclusive outdoor fitness area tailored for the office segment. Rebecca Parekh, co-founder and CEO of the Well, remarked that the project aims to serve as a comprehensive wellness hub, responding to heightened health consciousness in current times.

Well Bay Harbor Islands is expected to reach completion in the second quarter of 2025. The architectural vision comes courtesy of Miami-based Arquitectonica. On the sales front, Douglas Elliman heads the condominium brokerage, and Blanca Commercial Real Estate is responsible for office leasing. Rinaldi Enterprises of Florida is the appointed general contractor for the development.

In a significant move, Terra acquired the 1.83-acre site for $31.5 million last year, introducing substantial changes to a project previously conceived by the former property owner. This development comes amidst a notable uptick in construction activity in Bay Harbor Islands, driven by an influx of affluent individuals seeking residence in coastal Miami-Dade County, particularly those keen on living near popular locales like the Bal Harbor Shops.
